Aadhaar Based Property Registration to Combat Fraud & Safeguard Uttar Pradesh Citizens.
Uttar Pradesh has taken a major step toward making property transactions safer and more transparent. Starting February 1, 2026, Aadhaar based property registration in Uttar Pradesh became mandatory across all sub-registrar offices in the state . This initiative aims to eliminate fraudulent land deals and protect genuine buyers from falling victim to property scams.
How the New System Works
The Aadhaar based registration for property in Uttar Pradesh uses advanced digital verification methods to confirm the identity of everyone involved in a property transaction . When you visit a sub-registrar office to register your property, the system will verify your identity through three layers of authentication: electronic Know Your Customer (e-KYC), biometric verification, and digital signatures .
This triple-layer security ensures that no one can impersonate another person during property registration. Whether you are the buyer, seller, or even a witness to the transaction, your identity will be verified electronically using your Aadhaar credentials . The state government believes this technological upgrade will significantly reduce cases of fake registrations that have troubled property buyers for years.
Why This Change Matters
Property fraud has been a persistent problem in many parts of India. Criminals often use fake documents and impersonation tactics to illegally transfer property ownership. With Aadhaar based property registration, such fraudulent activities become nearly impossible since biometric data cannot be easily duplicated or faked .
The decision to implement this system was made following a review meeting chaired by Chief Minister Yogi Adityanath in August 2024 . The UP Online Document Registration Rules, 2024 provide the legal framework for this new authentication process . State Minister Ravindra Jaiswal emphasized that this system would bring much-needed transparency to property transactions while protecting honest citizens from scams.
Additional Digitization Efforts
Alongside the new authentication system, Uttar Pradesh is also working to digitize historical property records. The state has extended its project to convert old documents registered between 2002 and 2017 into digital format . This massive undertaking has already completed over 99% of indexing and 98% of scanning work .
Having digital records makes it easier for property owners to access their documents and reduces the chances of records being tampered with or lost. While some districts like Etah, Varanasi, Moradabad, and Lucknow still have pending work, the project is nearing completion .
